The Role & Responsibilities

As a Senior Analyst within our Structured Real Estate Finance team, you’ll focus on assessing and managing credit risks for large-scale real estate transactions across a range of asset types, including residential, commercial and property led trading businesses such as hotels and serviced offices. Your responsibilities will include creating detailed cash flow models, structuring loans with corporate-style security packages, and providing thorough credit reports to support decision-making.

In this role, you’ll also collaborate closely with the data team to develop an AI-driven credit analysis tool, bringing advanced analytics into our credit evaluation processes. You’ll work alongside a knowledgeable team to ensure regulatory compliance, interpret LMA documentation, and engage with clients to address credit and loan structuring needs.

We are looking for a candidate with a strong background in real estate finance, an analytical mindset, and the ability to manage complex transactions with attention to detail and effective communication. This position offers the chance to work in a collaborative environment, leveraging both traditional credit skills and innovative technology to support the team’s success in real estate finance.

Write and submit credit papers for Group Credit in a timely manner, creating easy to read documents which articulate and cover all key risks in each transaction, following complex deal forum support ensuring the SRE team gain credit support for each transaction.  Taking care to highlight any policy exceptions and provide mitigants for those.

Key Responsbilities

  • Join the Relationship Manager Team in presenting cases to credit committee providing support and leading when required to satisfy the quorum.
  • Conduct detailed credit analysis and cash flow modelling for various real estate assets (residential and Commercial), structuring loans with real estate and corporate-style security packages across both investment and short term loans.
  • Complete detailed credit analysis on the accounts (Balance Sheet, Profit and Loss, and cash-flow statements), of borrowers, tenants and sub-tenants as required to support applications.
  • Assess the capability of the management of the borrower from research and by conducting joint borrower interviews with the Relationship Team. 
  • Appraise the suitability of the legal structure of the borrower, and the impact on credit risk.
  • Collaborate with the data team to develop an AI-driven credit analysis tool, defining parameters and validating model accuracy.
  • Provide sector-specific insights, especially for Construction, Property Driven trading businesses, and commercial real estate sectors.
  • Ensure borrowers are compliant with UK property regulations and work with legal teams on LMA and security documentation.
  • Partner with internal and external teams, present credit findings to senior management, and address client queries on credit structuring and AI-driven insights.
  • To embrace the principles of treating customers fairly, consumer duty and responsible lending in all decision making.
  • Maintain and build relationships with non-panel intermediaries and industry professionals to identify sources of new business.
  • Work with the non-performing loan (NPL) and Portfolio management team as required, to provide handover or feedback on the original submission.
  • Assist with the development and promotion of marketing strategy, including attendance at key intermediary and client events.
  • Arrange and undertake face to face client interviews/meetings.

The Person

  • GCSE (or equivalent) in Mathematics and English
  • Bachelor degree in finance, real estate, economics or a relevant field.
  • Relevant professional qualification desired but not expected: CFA ( Chartered Financial Analyst), ACA/ACCA ( Accounting qualification), MBA.  
  • experience in credit analysis within real estate finance, ideally with a focus on structured finance and deep understanding of complex corporate lending structures for Professional Real Estate Investors, (i.e. REIT’s, Trust Structures, Offshore vehicles).
  • Proven expertise in funding development projects, property trading assets such as Hotels and Pubs, and commercial property finance.
  • Proficiency with corporate-style security packages (e.g., guarantees, debentures, asset charges) for loan structuring.
  • Familiarity with LMA (Loan Market Association) documentation and experience with complex loan structures.
  • Exposure to or experience with AI-based credit analysis tools or data analytics would be advantageous.
  • An excellent understanding of mortgages and the financial services market
  • Experienced Mortgage credit assessment and a good working knowledge of underwriting and support process.

Technical

  • Financial Modelling and Valuation:  Advanced proficiency in Excel for creating detailed cash flow models, sensitivity analyses, and valuation scenarios for real estate investments.
  • Experience with real estate valuation techniques (e.g., discounted cash flow, capitalization rates, and sensitivity analysis) for stabilised and unstabilised assets.
  • Property and Credit Analysis Software desirable: Familiarity with property-specific software, such as PropertyData or CoStar, for property and tenant analysis.
  • Experience or knowledge of working with Large Language Models (e.g. Microsoft Co-Pilot or Chat GPT) and the importance of good prompt writing.
  • Exposure to or experience with AI-based credit analysis tools or data analytics would be advantageous
  • AI and Machine Learning Basics (Desired not essential): Familiarity with machine learning concepts and basic programming (e.g., Python or R) for collaborating with the data team on AI-based credit analysis tools.  Understanding of data processing and model validation to work effectively with data scientists.
  • Legal and Documentation Proficiency:  Familiarity with Loan Market Association (LMA) documentation and the ability to interpret complex loan covenants and credit terms.
  • Understanding of structuring corporate-style security packages and preparing associated legal documents.
  • Risk Assessment Tools:  Proficiency with risk management frameworks and tools, particularly those used in real estate finance to evaluate credit risks, covenant compliance, and tenant viability.
  • Regulatory Knowledge:  Knowledge of UK property regulations, real estate tax laws, and compliance requirements that impact real estate credit analysis and loan structuring.
